a8 <br />ATTACHMENT 3 <br />RESOLUTION A <br />(Approving the Special Use Pern~it) <br />A RESOLUTION APPROVING AN APPLICATION FOR A SPECIAL USE PERMIT <br />FOR THE TOWN OF CHAPEL HILL, SOUTHERN COMMUNITY PARK <br />NOW, THEREFORE, BE IT RESOLVED by the Council of the Town of Chapel Hill that the <br />Council finds that the Special Use Pernlit application proposed by the Town of Chapel Hill on <br />property identified as Chapel Hill Township Tax Maps 7.126.A.4J and 128.A.2E, .31, 31A (PIN <br />97779.37966, 9777911333, 9779.37092 and 977926176), if developed according to the site plans <br />dated ,lauuary 6, 2005 and the conditions listed below; <br />1. Would be located, designed, and proposed to be operated so as to maintain or promote the <br />public health, safety, and general welfare; <br />2. Would comply with all required regulations and standards of the Land Use Management <br />Ordinance; <br />3. Is a use and development that constitutes a public necessity; and <br />4. Would conform with the general plans for the physical development of the Town as <br />embodied in the Land Use Management Ordinance. <br />BE IT FURTHER RESOLVED that the Council hereby approves the application for a Special <br />Use Permit for the Town of Chapel Hill, Southern Community Park in accordance with the plans <br />listed above and with the conditions listed below: <br />Simulations Specific to the Development <br />1. That construction begins by <br />completed <br />(two years from approval date) and be <br />(ten years from approval date). <br />2. Land Use Intensity: This Special Use Permit authorizes a public use facility (community <br />park) and public service facility (cotrununity recycling center) with land use intensity <br />requirements and dimensional standards as specified below: <br />Land Use Intensity <br />Net Land Area 70.54 acres <br />Total # of Buildin s 3 (not includin icnic shelters) <br />Permitted Floor Area 5,000 s ft <br />fin ervious Surface Area 10.8 acres (a roximately) <br />Maxinmm # of Parkin S aces 229 <br />Minimum # of Bic cle S aces 40 <br />
