The first proposal is located where an existing pedestrian path from Scroggs <br />Elementary School comlects to the Park and Ride Lot. The second proposed alternate buffer is <br />along the north side of Dogwood Acres Drive near the intersection of US 15-501 South. We <br />believe these alternate buffer requests are appropriate, <br />We recommend that ati alternate buffer plan be approved by the Conununity Design Commission <br />prior to the issuance of a Zoning Compliance Permit. <br />We recommend that a detailed Landscape Protection Plan be approved by the Town Manager <br />prior to issuance of a Zoning Compliance Permit. This plan must include a detail of protective <br />fencing and construction parking and materials staging storage areas. This plan must also <br />indicate which labeled trees are proposed to be removed and where tree protection fencing will <br />be installed. <br />In order to improve the screening potential of existing vegetation in those areas where existing <br />vegetation is being retained, we recommend that the landscape planting plan inchtde <br />supplemental evergreen sluub plantings. We recommend that detailed landscape plans <br />(including buffers), landscape maintenance plans, and puking lot shading requirements be <br />
