(“ISLA”) for approximately 880 square feet of administrative <br />office space within Suite 200 of the County-owned Bentley Building located at 501 West <br />Franklin Street in Chapel Hill; and <br />2) authorize the Chair to execute the Resolution for Lease and the Lease Agreement upon <br />final County Attorney review. <br /> <br />BACKGROUND: ISLA is a successful, growing not-for-profit provider of services with a mission <br />to assist native Spanish speaking children residing in Orange County in gaining literacy in the <br />Spanish language. ISLA’s cost-free programs to qualifying students are designed to foster a <br />sense of pride and love for their native cultures and language in a safe, nurturing environment. <br />The all-Spanish speaking curriculum will encompass research-based strategies, meet Latin <br />American quality curricular standards, and promote transference of skills from Spanish to <br />English learning. ISLA is providing services consistent with the Board’s Social Justice Goals, <br />works closely with the Orange County Public Library, and intends to expand its partnerships with <br />other County initiatives such as the Family Success Alliance. <br /> <br />The proposed leased space is within the County-owned Bentley Building at 501 West Franklin <br />Street in Chapel Hill (note Attachment 1, “Site Illustration”). The Bentley Building also provides <br />suites for the Visitors Center, Guardian ad Litem, and Seal the Seasons offices. <br /> <br />The attached Lease Agreement (Attachment 2, “Lease Agreement”) contemplates a two year <br />period beginning July 1, 2018 and ending June 30, 2018 with two optional one year renewal <br />periods. The first renewal period maintains the original lease rate. The lease rate for the <br />second renewal period may be altered with a mutual agreement by both parties. The County <br />will be responsible for the building systems (roof, HVAC, plumbing, etc.). ISLA will be <br />responsible for its metered utilities, cleaning, and general interior upkeep of the spaces. <br /> <br />1
