The HVAC system will be replaced in its entirety <br />with a new overhead system due to indoor air quality complaints at the facility. Design will include: <br />Replacement of the central air handling unit, associated condensing unit, controls, ductwork, and <br />boiler system located in the basement /crawl space; with a new Variable Refrigerant Flow (VRF) <br />HVAC system. The VRF system will include ceiling mounted evaporator units and roof or <br />ground mounted outdoor heat pump condensing unit(s). Ventilation will be provided utilizing a <br />dedicated outdoor air (DOAS) system with dehumidification capability, with duct distribution in <br />the attic to the ceiling mounted evaporator units. Mitsubishi will be specified as a preferred brand <br />alternate for the VRF system, and the system will be specified to include controls interface to the <br />County's Siemens central energy management head end. The existing HVAC system located in <br />the basement will be removed in its entirety after installation of the new VRF system is complete. <br />Existing baseboard/floor registers will remain and be blanked off from below, as replacement of <br />existing flooring/baseboards will not be included in the project. All existing abandoned HVAC <br />equipment along with all accessible ductwork, wiring, and controls will be removed from the <br />remainder of the facility as well. As occupancy of the attic /second floor is no longer permitted, <br />this area will no longer be treated as conditioned space. <br />Replacement of the existing domestic hot water heater located in the basement with new <br />instantaneous or semi - instantaneous heaters located on the first or attic level of the facility. New <br />hot water piping will be installed to connect new heaters to the existing plumbing fixtures. <br />The exiting main electrical service panel located in the basement will be replaced with a new <br />outdoor rated main distribution panel located on the exterior of the facility. Other electrical <br />distribution gear located in the basement will be removed from the basement and relocated as <br />required. New wiring and conduit will be designed to connect the new switchgear to existing <br />loads. <br />A new equipment yard with staggered brick enclosure similar to those at the new Justice Center <br />and Link Building will be constructed as required to conceal the new exterior HVAC and <br />_.
