This standard zoning lot size comprehensively combined with lower <br />disturbed area percentages on lot and lower land use densities to provide for <br />common open space, strives towards sustainability (i.e., land holding capacity) of <br />rural development as well as promoting the preservation of the environment through <br />open space design. <br />Table 3 on page 5a provides a subjective assessment of the Planning staff <br />recommended strategy in addressing the growth management challenges. <br />IV. Conclusion <br />The primary tools identified by the CPLUC seem suited to most growth management <br />challenges. "Economic Prosperity and Diversity" and "Affordable Housing" can be <br />accomplished by considering additional tools such as density incentives, inclusionary <br />zoning, infill development, and streamlined development permitting to address these <br />challenges. <br />The four -part Planning staff strategy suggests a plan structure that accomplishes the <br />three basic goals from August 19 and is compatible with the tools identified by the <br />CPLUC. Using the staff proposal as a starting point, the CPLUC is asked to offer <br />feedback and suggestions to formulate a land use plan strategy. <br />5 <br />18 <br />
