Resolution #: JOA - (j,rO <br />RESOLUTION <br />OF THE <br />ORANGE COUNTY BOARD OF COUNTY COMMISSIONERS <br />Date: April 17, 2018 <br />Name of Subdivision: Triple Crown Farms <br />Owner /Applicant: 16 Parkside Lane, LLC <br />C/o Danny Jones <br />2807 Homestead Road <br />Chapel Hill, NC 27516 <br />Consultants /Agent(s): Peter Bellantoni, PE <br />Pennoni Associates, Inc. <br />401 Providence Road, Suite 200 <br />Chapel Hill, NC 27514 <br />The Board of County Commissioners hereby approves the revised Triple Crown Farms <br />Preliminary Subdivision Plat, dated December 12, 2017, containing the following: <br />• 19 lots slated for single - family residential development with a density of one (1) <br />dwelling unit per every 5.4 acres of land area; <br />• 2 paved private roadways, tentatively named "Gallant Fox Crossing" and <br />"Secretariat Court" constructed to private road standards per Section 7.8 of the <br />UDO; <br />• The preservation of 38.53 acres of Primary and Secondary open space as <br />denoted on the Preliminary Plat; <br />• A 30 -foot wide roadside buffer along Dairyland Road (SR1112) and Triple Crown <br />Drive; and <br />• A 100 -foot wide perimeter building setback around the exterior perimeter of the <br />project. <br />Per the Orange County Unified Development Ordinance (UDO) the applicant shall <br />construct, maintain and /or improve all Common Open Space areas until such time as it <br />is accepted for ownership and maintenance by a recorded Homeowner's Association <br />(HOA). <br />Before the Final Plat of <br />Triple Crown Farms can <br />be approved <br />by the <br />Planning <br />Department and recorded <br />within the Orange County <br />Registrar of <br />Deeds <br />office the <br />following conditions shall be addressed: <br />
