Receive the Planning Board and Planning Director’s recommendations on the <br />Preliminary Plat application for the revised Triple Crown Farms Subdivision, <br />2. Discuss the proposal as desired, and <br />3. Approve the Preliminary Plat as submitted and the Resolution of Approval contained in <br />Attachment 9. <br /> <br />Patrick Mallett said if the BOCC makes this change, there would need to be a <br />disclosure statement that acknowledges that these are privately maintained roads, and <br />changing them to NC Department of Transportation (DOT) public maintained roads would <br />require significant design, permitting, construction, and cost. <br />Chair Dorosin asked if that is included in the recommendations and resolution. <br />Patrick Mallett said yes, and that language would also be included in the road <br />maintenance agreement. He said the developer has met with DOT, and realized it would be <br />unable to meet DOT standards without great disturbance and significant cost, and, therefore, <br />needed to change the status of the roads. <br />Commissioner Rich referred to the disclosure statement, and asked if this transfers with <br />the sale of the home from one homeowner to the next. <br />Patrick Mallett said he would think it would, and the County would require that this be <br />recorded with the plat. He said the closing agent would have a copy of the plat, and all <br />recorded documents that are associated with the property.
