Page 39 of 51 <br /> (a)Administer, operate, maintain and repair the Common Area. <br />(b)Determine the Common Expenses arising from the costs of <br />administration, operation, care, upkeep, maintenance, repair and construction of the Common <br />Area, including, without limitations, reserves for repair, reconstruction or replacement and the <br />cost of maintaining the shoulders of the public and private roads as well as the actual private <br />roads shown on the recorded plats of the subdivision. <br /> (c)Fix and assess in the manner provided by law and in the <br />Declaration, the proportionate part of the Common Expenses of each Lot Owner within the <br />Property. <br />(d)Collect and enforce the collection of Common Expenses in the <br />manner provided by law and in the Declaration, including, but not limited to legal proceedings <br />for the enforcement of liens, and provide written evidence of payment upon request therefore. <br />(e)Employ, supervise and dismiss personnel, managers or <br />independent contractors necessary for the maintenance of the Common Area and the <br />maintenance of the road shoulders. <br />(f)Adopt, amend, publish and enforce reasonable Rules and <br />Regulations that it deems advisable and necessary for the proper administration, operation, <br />maintenance, conservation, and beautification of the Property and for the health, comfort, safety <br />and general welfare of the Owners and occupants of the Lots. Copies of the published Rules and <br />Regulations and amendments thereto will be given to all of the Owners and occupants and the <br />Association and Property will be administered, operated and maintained in conformity with such <br />rules and regulations. <br />(g)Designate depositories for Association funds and the officers, <br />88
