Neal & Associates PLLC <br />105 West Corbin Street <br />Hillsborough, NC 27278 <br />Re: Major Subdivision Preliminary Plat Review and Approval for Triple Crown <br />Farms, 104.05 acres located at southwest intersection between Dairyland Road <br />(SR 1112) and Triple Crown Drive in Chapel Hill Township (Orange County PIN <br />9850 -91- 0030). <br />NOTICE OF PRELIMINARY PLAT APPROVAL FOR TRIPLE CROWN <br />FARMS - MAJOR SUBDIVISION PRELIMINARY PLAN <br />Dear Mr. Neal: <br />On March 11, 2014, the Orange County Planning Department received a Major <br />Subdivision Preliminary Plat application for the Major Subdivision named Triple Crown Farms <br />(hereafter `the project'), which is further identified by Orange County PIN 9850 -91 -0030. <br />Specifically, the application submitted calls for 20 single family - residential lots ranging <br />in size from 1.93 to 6.21 acres. The plan utilizes the Flexible Design Option (UDO Section 7.13) <br />with Common Open Space (Primary and Secondary) and Recreational amenities. <br />In accordance with the process for Major Subdivisions as outline in UDO Section 2.15.1. <br />The Concept and Preliminary Plans for the project were received, reviewed and approved as <br />follows: <br />1. On October 3, 2013 the Planning Board approved the project Concept Plan with the <br />Flexible Design Option. <br />2. On May 7, 2014 the Planning Board recommended approval of the project's Preliminary <br />Plat. <br />3. On June 17, 2014 the Orange County Board of Commissioners received the <br />recommendations of the Planning Director and the Planning Board and approved the <br />Preliminary Plat with the proposed Flexible design Option in accordance with the <br />attached resolution. <br />1 <br />
