Resident <br />• Ryan Schulteis, Resident <br />• Gary Mueffa, Resident <br />• Patti Zogas, Resident <br />• Scott Hess, Resident <br />• Jim Yamin, Resident <br />Staff Introduction: <br />• Staff welcomed attendees to the meeting. <br />• Staff, explained that the Neighborhood Information Meeting (NIM) was designed to be an informal <br />dialogue about the proposed development called Triple Crown Farms on the south side of the intersection <br />of Triple Crown Drive and Dairyland Road (PIN 9850 -91- 0030). Staff noted that the NIM allows <br />neighboring property owners ask questions about the project outside of the formal, legal constraints of a <br />Planning Board and BOCC meetings. <br />• Staff explained that the request was to revise the Major Subdivision that was approved by the BOCC on <br />June 17, 2014. They also outlined the process for that request. <br />• Staff briefly reviewed the documents and outlined the proposed changes to the road standard, pavement <br />width and the recordation of two of the approved lots via an exempt subdivision. <br />Presentation from Developers and Consultant: <br />• The Applicants reviewed the major elements and history of the project as well as the recent changes to the <br />plan. They noted that the changes result from difficulty in meeting the NCDOT design standards as they <br />pertain to the stream crossings. Specifically, the slope, encroachment and wing wall requirements that <br />would cause greater stream disturbance and development cost than was warranted for a roads that will <br />serve 10 lots or less. <br />• The applicants also reviewed the planned development schedule for the project, the differences between <br />Triple Crown Estates and Triple Crown Farms and potential cost sharing between the residents. <br />Questions/Issues Discussion from Residents: <br />Residents (mostly from Triple Crown Estates) asked questions regarding: <br />• The road design, the pavement width and stream crossing. They also want to know if they were private <br />would they bear any cost. <br />• Access to the existing and future trails and open space. <br />• Potential for bus stops and location of mail box kiosks. <br />
