The proposed subdivision is located at the intersection on Erwin Road and 63 <br />Whitefield Road in Chapel Hill Township. 64 <br /> 65 <br /> Presenter: Michael Harvey, Current Planning Supervisor 66 <br /> 67 <br />Michael Harvey: Reviewed abstract. 68 <br /> 69 <br />Craig Benedict: To conceptionalize the difference between a conventional subdivision and this flexible 70 <br />conservation cluster. The conventional would give you 19 2.5 acre lots. The flexible with give you 19 1.2 71 <br />acre lots and 21 acres of open space. Everyone living within the project would have a share of this 72 <br />common open space. This is the tendency over the last 10 years for people to have a smaller lot to have 73 <br />the extra space for common open space. 74 <br /> 75 <br />Tom Heffner: My name is Tom Heffner and I am the developer of Henderson Woods. I have done a 76 <br />number of subdivisions in the area, Creekwood, Northfield, etc. I felt it was more desirable to have open 77 <br />space rather than larger lots. We came in with a plan, got comments from staff and made modifications, 78 <br />had the neighborhood information meeting, listened to their comments and input, made revisions to the 79 <br />proposal based on those comments. Talked to NCDOT and made their modifications. We believe this 80 <br />proposal captures most concerns and represents a reasonable project for the area. 81 <br /> 82 <br />Pete Hallenbeck: The existing road that comes through and Michael said you can’t get rid of the right of 83 <br />way but it would be limited to the occupants of technically the people in this subdivision couldn’t use that 84 <br />road to get out onto Erwin. 85 <br /> 86 <br />Tom Heffner: NCDOT has been explicit in saying they didn’t want that to become a secondary e ntrance 87 <br />because that road is so close to a signalized intersection. We would pave that road and put a gate on it so 88 <br />the folks who have a right to use it could open the gate to use it. 89 <br /> 90 <br />Laura Rohrbacher: What about delivery trucks? 91 <br /> 92 <br />Tom Heffner: FedEx will be encouraged to use the subdivision streets rather than the private road. 93 <br /> 94 <br />Pete Hallenbeck: Is that road going to be taken off the GIS system as a road that segment there? If you 95 <br />don’t it would show up for emergency responders as a valid route they could take. 96 <br /> 97 <br />Craig Benedict: Probably addressing off that road and emergency services has a point on Erwin Road 98 <br />where they expect to see that road.
