NIM Materials <br /> <br />PURPOSE: To review and make a recommendation on a Major Subdivision Preliminary Plat <br />application proposing a residential development called Morgan Ridge. The proposal involves 0.65 <br />acres adjacent to a 52-acre 16-lot single-family development located in Chatham County. <br /> <br />BACKGROUND: The applicant is requesting approval of a public road extension and right-of-way <br />dedication to connect to a planned public road (tentatively called Morgan Ridge Way). This area lies <br />within Orange County and contains the only frontage and feasible access onto a public road (Jones <br />Ferry Road SR 1942). The Orange County portion of this project would extend a 20 foot wide paved <br />road within a 50 foot wide right-of-way from the county line approximately 89 linear feet to connect to <br />Jones Ferry Road. Per Section 7.2 of the UDO, any dedication or improvement of a new public <br />street other than widening is classified as a Major Subdivision, and therefore must follow the Major <br />Subdivision process as outlined in Section 2.15 of the UDO. The basic facts concerning the <br />application are as follows: <br /> <br />Note: This request only involves the 0.65 acre portion of property within Orange County’s <br />jurisdiction.
