This meeting was held on February 15, 2018. <br />• Second Action – The Planning Board reviews and takes action on the Preliminary <br />Plan application recommending approval of the changes to the approved ‘flexible <br />development’ layout. <br /> Staff Comment. This review and recommendation will begin at the March 7, <br />2018 Planning Board meeting. <br />• Third Action – The BOCC reviews and takes action on the Preliminary Plat <br />application and proposed revisions. <br />Staff Comment. The review and decision to approve or deny the proposed <br />amendments to the approved Preliminary Plan is currently scheduled for the April 3, <br />2018 BOCC regular meeting. <br />• Fourth Action – Once all construction activities have been completed, or <br />appropriate bonds have been approved, staff will sign off and allow the recordation <br />of a Final Plat allowing for the individual lots to be recorded. <br /> <br />Proposal: The petitioner has submitted an amendment to the approved Major Subdivision <br />Preliminary Plat application package (called Triple Crown Farms), which was reviewed and approved <br />by the BOCC on June 17, 2014. <br /> <br />The amendment proposes to change: <br />1. The requirement to build the roads serving the single-family residential lots from a public road <br />to a private road standard. <br />2. The proposed asphalt pavement widths of the roads 20’ to 18’ wide. <br />3. The total area and number of single-family lots from 20 to 19 (Lots 9 and 10 from the original <br />plan were combined and recorded via an Exempt Subdivision via Plat Book 118 Page 21 with <br />the Orange County Register of Deeds and assigned PIN 9860-01-0141). <br />4. The provision for the potential Fire Pond to a provision to provide fire protection via a nearby <br />OWASA owned fire protection water line and hydrant. <br /> <br />Other than the above changes the amended plan keeps the same lot, road and, open space design <br />indicated in the original subdivision plan. <br /> <br />The applicant has decided to submit a Flexible Development layout with proposed lots adhering to <br />the 1 acre minimum lot size, and approximately 36.25 acres of Common Open Space.
