Harvey, Planner III (919) 245-2597 <br /> <br />PURPOSE: To continue review and comment on modifications to the Settlers Point Master Plan <br />Development – Conditional Zoning (MPD-CZ) application and make a final recommendation to the <br />BOCC on the proposal. <br /> <br />BACKGROUND: This item was last reviewed at the Board’s December 18, 2017 meeting to review <br />suggested modification(s) to proposed/recommended conditions. Items requiring continued <br />review/discussion include: <br />1. Recommended Conditions: <br />a. CONDITION 13 (h) (vi) MTC BUFFER – The applicant has supplied the <br />requested schematic. Please refer to Attachment 1 for more detail. <br />There is approximately 2,800 ft. of Interstate frontage for property located <br />within District 1 and 3,082 ft. for property located within District 2. The MTC <br />buffer in District 1 shall remain undisturbed. With respect to District 2, the <br />applicant is proposing the following: <br />• Reduce the width of the MTC Buffer in District 2 from 100 ft. to 50 <br />ft. in width, specifically beginning at the intersection of Old NC <br />Highway 86 with the Interstate 40 on-ramp, extending <br />approximately 2,000 ft. east. <br />This will allow for development of necessary utility infrastructure, <br />internal roadways, parking areas, stormwater features, etc. in <br />support of the project. <br /> 228
