<br />Settler’s Pointe Development Hillsborough, NC <br />Traffic Impact Study a <br /> <br /> <br />Executive Summary – Supplemental Revision <br /> <br />A Traffic Impact Analysis was performed and submitted for a development in Orange County, N.C. near <br />Hillsborough for multiple land use types as part of a re-zoning for a master plan for the development. <br />The original proposal has since been modified to remove from consideration at this time, all the <br />residential uses that were proposed. Subsequently, the TIA has been revised to reflect these changes, <br />and recommendations made that are appropriate for the level of development proposed. Additionally, a <br />request was made to review the analysis for the Phase I Build options, to provide additional detail as to <br />what stages of Build scenarios will create the need for roadway improvements. <br /> <br />The trip generation for the proposed site has been reduced by all of the residential components only. All <br />internal capture trips remain as they were since the submitted TIA did not capture internal trips from the <br />residential parcels. Also, residential trips in a TIA do not get reduced for pass-by trips, so all pass-by trips <br />have been included as proposed in the submitted TIA. Table 1 below summarizes the trip generation for <br />this revision. <br /> <br /> <br /> <br />The development is being proposed on parcels on both sides of Old NC 86, will be constructed in two <br />phases, a light industrial/warehouse parcel west of Old NC 86 completed by 2020, and a <br />retail/office/hotel parcel on the east side of Old NC 86 completed by 2022. <br /> <br /> 22
