<br />19. Required parking spaces may be reduced by thirty percent <br />(30%) within a given District or other development area if the <br />developer adheres to the following: <br />i. The spaces allotted for each individual use shall be <br />shown on the application for a Zoning Compliance <br />Permit, <br />ii. The distance from the farthest allotted space to the <br />main entrance of a structure housing the use that it <br />is intended to serve not to be more than four <br />hundred (400) feet, <br />iii. The spaces shall be located within the same <br />District or within four hundred (400) feet of the <br />proposed use to qualify for a reduction on the <br />required parking, <br />iv. Twenty percent (20%) may be compact car parking <br />with a dimension of seven and a half (7 ½) feet in <br />width and sixteen (16) feet in depth. <br />20. All required parking spaces shall be improved with asphalt, <br />concrete or other similar material as approved by the <br />County. <br />21. Handicapped parking shall be provided in accordance with <br />the standards of the State of North Carolina Building Code. <br />22. All parties involved with this project shall sign a <br />Memorandum of Agreement regarding transit service. The <br />Agreement shall describe how the bus transit service shall <br />be provided such that all building entrances are within one- <br />quarter (1/4) mile of a transit stop. Further, service shall be <br />phased such that it shall be provided prior to issuance of the <br />last certificate of occupancy for each development phase. <br />Each transit stop shall have a covered and at least partially <br />enclosed transit shelters with kiosks and illuminated to five <br />(5) average maintained foot-candles. Information at each <br />kiosk shall detail local transit information including basic <br />schedule and route information. <br />23. All lease agreement, or individual sales documents, for <br />future tenants shall include provisions requiring the <br />installation and maintenance of bicycle racks or other similar <br />secure location for the storage of bicycles within the <br />development. <br />24. Parking areas within the project may be designated as park <br />and ride lots. <br />6. All site plan projects shall be required to complete an environmental impact <br />statement (EIS) in accordance with Section 6.16 of the UDO. <br />7. The applicant shall be required to obtain stormwater and erosion control permits <br />from Orange County Erosion Control prior to the commencement of earth <br />disturbing activity. <br /> 327
