In cases where a corner lot is created within the <br />development, parking shall not be located directly adjacent <br />to the corner facing the intersection. Any proposed land use making use, or needed, drop-off <br />zones/areas shall be provided near building entrances and <br />segregated from required parking spaces and/or vehicular <br />travel lanes. <br />9. Parking areas shall be separated from structures by: <br />i. A raised concrete walkway, <br />ii. A landscaped buffer/natural area, or <br />iii. Parking areas shall be designed so that pedestrians walk <br />parallel to moving cars in order to minimize the need for <br />pedestrians to cross parking aisles and landscape areas. <br />11. All exterior lighting, including traffic signals and street <br />lighting shall conform to ASHRAE / IESNA Standard 90.1- <br />2004, Exterior Lighting Section, without addenda, for Zone <br />LZ3 – Medium (Commercial/Industrial, High-Density <br />Residential). <br />12. Mass transit stops and various support structures (i.e. bus <br />shelters) shall be constructed within each district prior to the <br />issuance of the Certificate of Occupancy allowing for the <br />occupancy of and building within the subject district.
