<br />ix. All ground level HVAC, mechanical equipment cabinets, etc. shall <br />be screened from view through the use of landscaping, walls, and <br />or fencing. <br />x. All solid waste containers, dumpsters, recycling bins, etc. shall be <br />enclosed within a screened area with shrubs or plants placed along <br />the base. In cases where the enclosure is connected to a building, <br />then plantings shall not be required but the dumpster shall still be <br />required to be enclosed. <br />i. PERIMITER LANDSCAPING AND OPEN SPACE: <br />i. A 100-ft. undisturbed buffer for District 1 separating the project from <br />residentially zoned properties to the west and south. <br />ii. A 50-ft. undisturbed buffer for District 3 separating the project from <br />properties to the south. <br />iii. A 50-ft. land use buffer for District(s) 2 and 3 from Old NC Highway <br />86. <br />iv. Thinning of vegetation within required land use buffer(s) along Old <br />NC Highway 86 and Interstate 40 shall be permitted under the <br />following conditions: <br />1. A maximum of 50% of the required buffer area may be <br />thinned. <br />2. Areas thinned as permitted herein shall only be utilized to <br />develop stormwater retention ponds. <br />3. There shall be no permanent structure erected intended to <br />provide a service consistent with the project (i.e. a <br />commercial business). Structures acceptable for <br />development within this cleared area shall be those intended <br />to support stormwater retention operations (i.e. pump <br />houses) or utility structures, <br />4. Disturbed vegetation will be replaced with indigenous, <br />drought resistant vegetation that will achieve a height of six <br />(6) feet within five (5) years. <br />5. Within the remaining area, the developer will ‘hand clear’ any <br />existing vegetation of nuisance, scrub, or dead foliage so <br />long as a minimum of fifty-four (54) trees per acre is <br />maintained at all times. <br />v. The project shall abide by the provisions of the Major <br />Transportation Corridor (MTC) Overlay District as detailed within <br />the UDO except as follows: <br />1. Within District(s) 2 and 3 a maximum of 50 ft. of the MTC <br />buffer shall be permitted to facilitate development of access <br />roads, parking lots, walkways, and stormwater facilities. <br />2. Reduction of the MTC buffer shall only be allowed in those <br />instances where the applicant can demonstrate sight lines <br />from the interstate shall not be adversely impacted by the <br />proposed clearing. <br /> 316
