<br />iv. All structures shall comply with minimum spacing <br />requirements established within NC State Building <br />Code for separation between structures. <br />vii. Principal entrances shall have a front façade serving as the <br />primary means of public ingress and egress that faces either a <br />public space/court yard or a street. <br />viii. Parks, green plazas, squares, court yards, etc. shall have a <br />minimum area of at least one – tenth (1/ 10) of an acre. These <br />areas shall be located, at a maximum, within one-sixth (1/6) of a <br />mile of at least seventy-five percent (75%) of any and all dwelling <br />units and/or business entrances. <br />g. ARCHITECTURAL DESIGN STANDARDS: <br />i. The following exterior finishes and/or siding materials shall be <br />allowed throughout the project: <br />1. Cement/concrete siding, such as Hardi-plank or equal <br />material, shall be used to simulate wood and wood trusses <br />where a rustic look is desired, <br />2. Brick and/or stucco, <br />3. Concrete in pre-cast or cast-in-place (CIP) applications shall <br />be allowed. Where such material is utilized, large expanses <br />will be broken-up and modulated with architectural variations <br />like scoring, reveals, ornamental embellishments, etc. <br />4. Dry-stack and/or ashlar stone may be used as an identifying <br />characteristic, <br />5. Concrete masonry units (CMU’s). For this project, CMUs <br />shall be: <br />i. Standard block, painted for service areas out of public <br />view, rears of parapets, etc. OR <br />ii. Split-face and/or ground face CMU’s <br />ii. All storefronts and glass walls shall utilize glazing. Reflective <br />and/or mirrored glass is prohibited. <br />iii. With respect to roof lines and design, the following standards shall <br />apply: <br />1. Roof designs that serve to enhance the capture of natural <br />light shall be encouraged, <br />2. All rooftop HVAC equipment, elevator overrides, and other <br />similar devises will either be: <br />i. Clad in exterior materials that are not reflective or <br />illuminated and are stealth-like in their appearance, <br />OR <br />ii. Are designed as an architectural feature, OR <br />iii. Screened through some vegetative buffer or fencing. <br /> 312
