NIM Meeting Overview: <br />The meeting was attended by Orange County Current Planning Staff, the applicants, <br />consultants, the real estate brokers and approximately 24 nearby residents. As specified in <br />the UDO, the meeting afforded the applicant and area residents to review the project, the <br />rezoning process and potential issues. <br /> <br />A. Introduction <br />Michael Harvey, Current Planning Supervisor with Orange County opened the meeting <br />by reviewing the basic zoning requirements as outlined in the UDO, the rezoning and <br />other required development processes, the site features and the major elements of the <br />proposal. The applicants then reviewed the overall vision for the development as well <br />as specific considerations for each of the districts and an illustrative rendering of the <br />development. The meeting was then opened up to questions and answers with <br />residents. <br /> <br />B. Topics Discussed <br />The topics of discussion included: <br /> <br />1. Traffic: On-site and off-site improvements, the applicant summarized the findings of <br />the submitted Traffic Impact Analysis (TIA) including a breakdown of existing and <br />planned signalization, walking connections between various Districts and the <br />Waterstone Development within the Town of Hillsborough, phasing of existing and <br />projected future levels of service (LOS) for immediate intersections. Comment(s) <br />received from those in attendance included: <br /> <br />a. Attendees indicated the TIA did not provide sufficient detail on the timeline <br />for the installation of required improvements. <br />DEVELOPER COMMENT: The Developer indicated the TIA is an <br />overall guide identifying all required internal and external roadway <br />improvements associated with the project.
