Article 7: Subdivisions <br /> Section 7.13: Specifications for Plat Drawings <br /> <br /> <br />Orange County, North Carolina – Unified Development Ordinance Page 7-62 <br /> <br />(11) The manner in which the plan makes adequate provision for water and <br />wastewater treatment, and <br />(12) The relationship of the plan to the physical environment, the neighborhood in <br />which it is proposed to be established, and the intent of the provisions providing <br />for the establishment of a cluster subdivision. <br />SECTION 7.13: SPECIFICATIONS FOR PLAT DRAWINGS <br />The requirements of this Section shall apply to the format of drawings. <br />7.13.1 Minor Subdivisions <br />(A) Concept Plan <br />The required Concept Plan for Minor Subdivisions consists of: <br />(1) A scaled copy of a current Orange County GIS Map for the property denoting its <br />current orientation and layout. This map may be obtained from the Planning <br />Department for a fee in accordance with the adopted fee schedule and shall <br />contain at a minimum the following information: <br />(a) Contour lines, <br />(b) Soils, <br />(c) Water features, and <br />(d) Any known easements. <br />(2) A scaled drawing in black ink or pencil detailing the proposed division of property <br />including, but not limited to, the following: <br />(a) The scale of the drawing, <br />(b) A north arrow, <br />(c) The date of preparation, <br />(d) The Parcel Identification Number (PIN) number(s) of the lot(s) subject to <br />the application, <br />(e) The proposed property lines for each lot, <br />(f) Common Open Space lots, including type and acreage, <br />(g) A Site Analysis Map as outlined in Site features as Outlined in Section <br />UDO 7.13.2 (A)(3) below,62 <br />(h) The delineation of any known and required stream buffers on the <br />proposed lot(s), <br />(i) The proposed method for ingress and egress including a description of <br />how each lot will be afforded access, <br />(j) A narrative detailing the development of all proposed roadways, <br />(k) A private road justification, if required under Section 7.8, and <br />(l) Any other reasonable relevant information. <br />(B) Final Plat <br />Final plats shall adhere to the specifications contained in Section 7.14.3. <br /> <br />62 Text revised to reflect November 21, 2016 Quarterly Public Hearing Language and UDO consistency. <br /> 95
