Article 5: Uses <br /> Section 5.17: Standards for Miscellaneous Uses <br /> <br /> <br /> <br />Orange County, North Carolina – Unified Development Ordinance Page 5-159 <br /> <br />(i) Habitat Maintenance <br />(i) Habitats identified in the biological inventory and habitats created <br />through mitigation shall be maintained in accordance with the <br />Resources Management Plan and/or a conservation easement <br />agreement; and <br />(ii) Maintenance of habitats shall be minimal, consisting primarily of <br />maintaining buffers and enhancements, removal of exotic (non- <br />native) plant species, and keeping drainage ways functioning <br />properly. <br />(j) Access <br />Access to the subdivision and access to lots within the subdivision to <br />existing public roads shall conform to and be in compliance with any <br />public road access management plan adopted by Orange County. <br />(k) Maintenance of Improvements <br />(i) All site improvements such as roads, utilities (including irrigation <br />and drainage structures), habitat enhancements, recreational <br />amenities, signage, landscaping, open space, etc. will be <br />maintained in function and appearance. <br />(ii) Maintenance specifications, if any, for on-going site management <br />(including provisions for handling of storm debris in open space <br />areas) shall be submitted as part of the Resources Management <br />Plan and incorporated into Homeowners’ Association <br />documents. <br />5.17.4 Research Lands and Installations58 <br />(A) Standards for Rural Buffer (RB) <br />(1) Shall only be permitted when developed by a University or College. <br />(2) All buildings, facilities, and parking areas shall be located a minimum of 100 feet <br />from all property lines and shall occupy no more than 10% of the acreage <br />comprising the property. <br />5.17.75.17.5 Rural Heritage Museum <br />(A) Standards for Class B Special Use Permit or ASE-CZ Zoning District <br />(1) If located adjacent to residentially zoned property, all buildings, facilities, and <br />parking areas shall be located a minimum of 100 feet from the property line. <br />(2) The maximum building size in an AR or RB zoning district shall be 5,000 square <br />feet. <br />5.17.85.17.6 Rural Special Events <br />(A) General Standards for Evaluation or ASE-CZ or MPD-CZ Zoning Districts <br />(1) Must be located on a bona fide farm. <br />(2) In addition to the requirements in Section 2.5 or 2.9, as applicable, the following <br />information shall be submitted with the application materials: <br /> <br />58 This is intended to allow the continued use of Duke Forest within the Rural Buffer general use zoning district to <br />continue as a permitted use of property by Duke University as a research area. <br /> 249
