Article 5: Uses <br /> Section 5.15: Standards for Automotive/Transportation Related Uses <br /> <br /> <br /> <br />Orange County, North Carolina – Unified Development Ordinance Page 5-148 <br /> <br /> Detailed narrative identifying how the proposed use is consistent with the <br />definition of the Manufacturing, Assembly, and Processing land uss <br />category as detailed herein. <br /> Standards of Evaluation. <br /> Minimum lot size shall be 3 acres. <br /> Facility, including any outdoor activity areas, shall be setback a minimum of 100 <br />feet from all property lines. <br /> A Type D land use buffer, as detailed in Section 6.8.6 of thie Ordinance, shall be <br />installed/maintained along all property lines. <br /> <br />SECTION 5.15: STANDARDS FOR AUTOMOTIVE/TRANSPORTATION RELATED <br />USES <br />5.15.1 Motor Vehicle Sales / Rental (New & Used) <br />(A) Submittal Requirements <br />(1) In addition to the information required by Section 2.5, the site plan shall show the <br />area for the display of vehicles for sale or rental. <br />(B) General Standards <br />(1) Property shall have frontage and direct access onto a State maintained roadway. <br />(2) Areas of the property designated for the display of vehicles for sale or rent shall <br />be improved with an all-weather surface (i.e. concrete, asphalt, gravel) and shall <br />not be used for any other purpose. <br />(3) Additional vehicles, other than those offered for sale, rent or staff/customer <br />designated parking as required under Section 6.9 of this Ordinance, can be <br />stored on-site and shall be screened from view from adjacent properties and <br />public rights-of-way. Such vehicles shall not be included in the display limit <br />calculation. <br />(C) Standards for the NC-2, EC-5, and E-I Zoning Districts <br />(1) The display of vehicles outdoors shall be limited to 32 vehicles per acre of <br />property. <br />(D) Standards for GC-4, I-1, I-2, I-3, EDB-1, EDB-2, and EDE-253 <br />(1) The display of vehicles outdoors shall be limited to 45 vehicles per acre of <br />property. <br />5.15.2 Parking As Principal Use, Surface or Structure <br />(A) General Standards <br />(1) The use sShall be allowed as a permitted use of property when <br />associateddeveloped as part of an adopted with a local or regional transportation <br />goal such as mass transit or park and ride lot.54 <br /> A formal non-residential site plan application, as detailed in Section 2.5 of this <br />Ordinance, shall be required for submittal. <br /> <br />53 Staff is recommending the use only be allowed in ‘high intensity’ economic development districts. <br />54 This is existing language currently contained in the EDD permitted use table we are recommending becoming <br />applicable to all general zoning districts. <br /> 242
