Article 5: Uses <br /> Section 5.9: Standards for Utilities <br /> <br /> <br /> <br />Orange County, North Carolina – Unified Development Ordinance Page 5-94 <br /> <br />around its perimeter in accordance with Section 6.8.6 of this Ordinance. <br />(B) Standards for the LC-1, NC-2, CC-3, EC-5, EDH-4, and EDH-5 Zoning Districts <br />(1) Shall not exceed 16,000 sq.ft. of floor area. <br />(2) Shall only involve activities associated with Continuing Education, <br />Performing/Fine Arts, Sports and Recreation, and Trade schools as defined <br />herein. <br />(C) Standards for the GC-4, I2, I-3, EDB-2, and EDE-2 Zoning Districts <br />(1) Shall only involve activities associated with Continuing Education, <br />Performing/Fine Arts, Sports and Recreation, and Trade schools as defined <br />herein. <br />(D) Standards for the OR/M or MPD-CZ Zoning Districts <br />(1) All School – Technical, Trade, and Skill Training land uses, as defined herein, <br />shall be permitted. <br />Adult and Child Care Uses Not Listed <br /> Submittal Requirements <br /> In addition to the information required under Section 2.7of this Ordinance, the <br />following shall be submitted as part of the application: <br /> Detailed narrative outlining how proposed use is consistent with the <br />definition of Child and Adult Care as detailed in Article 10 of this <br />Ordinance. <br /> Evidence applicable minimum local, State, or Federal licensing <br />requirements, including any required Certificate of Need, have been <br />satisfied. <br /> Standards of Evaluation. <br /> Facility, including any outdoor activity areas, shall be setback a minimum of 100 <br />feet from all property lines. <br /> A Type D land use buffer, as detailed in Section 6.8.6 of thie Ordinance, shall be <br />installed/maintained along all property lines. <br /> <br />SECTION 5.9: STANDARDS FOR UTILITIES <br />5.9.1 Telephone Exchanges (without business offices), subscriber loop huts, pressure regulator <br />stations, water and sanitary sewer pumping stations <br />(A) General Standards <br />(1) The design of structures shall conform as closely as possible to the character of <br />the area in which it is located. <br />(2) Building or structures shall conform to the minimum building setback distances <br />for the applicable zoning district and shall not exceed 800 square feet in area. <br />(3) All buildings and structures shall be landscaped and screened according to the <br />standards that follow: <br />(a) Buildings and structures which resemble residential accessory structures <br />must be landscaped and maintained in the character of a residential <br />area. <br /> 227
