Article 5: Uses <br /> Section 5.5: Standards for Residential Uses <br /> <br /> <br /> <br />Orange County, North Carolina – Unified Development Ordinance Page 5-42 <br /> <br />(b) Service buildings and areas necessary to provide washing and drying <br />machines for domestic laundry, sanitation, rest rooms, storage, vending <br />machines, and other similar services provided by the facility for the use <br />and convenience of the mobile home park tenants. <br />(c) Recreation buildings/facilities and areas serving only the mobile home <br />park Home Park in which they are located. <br />(d) Customary accessory buildings and facilities necessary for operation of <br />the mobile home parkHome Park in which they are located. <br />(e) Storage buildings for individual mobile home spaces Home Park Spaces <br />and intended for the exclusive use of the Home Park Space occupants of <br />the mobile home space shall be permitted. Such accessory structures <br />shall meet required setbacks from adjacent structures . <br />(f) Fenced, communal storage areas provided by the park operator for <br />boats, campers, and other accessory vehicles belonging to park <br />residents. <br />(g) Sales of mobile homes and/or Temporary Residential Units already <br />located on approved and established mobile home stand spacesHome <br />Park Spaces. <br />(2) Mobile Home Stand Space Requirements Home Park Space Requirements17 <br />(a) A mobile home parkHome Park shall be divided into mobile home <br />spaces,individual Home Park Spaces, each Home Park Space having an <br />area of at least 5,000 square feet and a minimum width of at least 50 <br />feetand width consistent with Section 3.8. However, theThe Orange <br />County Health Department may increase the minimum area <br />requirements for the park and/or individual stand spaces Home Park <br />Spaces where necessary to be consistent with groundwater resources <br />and/or the limitations of providing sewage disposal systems for the <br />proposed mobile home park. <br />(b) Only one mobile home or Temporary Residential Unit and its customary <br />accessory buildings may be erected located on within any mobile home <br />standspace Home Park Space at one time. Additional Efficiency Units or <br />Temporary Residential Units shall not be permitted within an occupied <br />Home Park Sspace. <br />(c) No permanent mobile homes or Temporary Residential Units, or other <br />accessory structures, shall be permitted within a Home Park Space. <br />(3) Mobile Home Stand Requirements <br />(a) Each mobile home must be placed on a permanent stand in accordance <br />with the following specifications: <br />(b)(d) The location of each mobile home stand Home Park Space must be at <br />an elevation, distance and angle in relation to the adjacent access drive <br />or street such that placement and removal of the mobile home or <br />Temporary Residential Unit is practical by means of customary moving <br />equipment. <br /> <br />17 After review and discussion of the various potential issues/concerns with the County’s Attorney office on the <br />language approved by the Planning Board in December of 2017, staff has decided to remove previously approved <br />changes. Further, staff has modified the proposal to address Attorney concerns that the existing UDO and various <br />text changes have confusing and/or conflicting use of the terms “space”, “stand”, “stall”, and/or “utility.” Staff now <br />proposes to consolidate this list with distinctions between space requirements and unit separation requirements. <br /> 63
