Article 7: Subdivisions <br /> Section 7.12: Flexible Developments <br /> <br /> <br />Orange County, North Carolina – Unified Development Ordinance Page 7-56 <br /> <br />TABLE 7.1312.4.C.3: VILLAGE DEVELOPMENT STANDARDS <br />Land <br />Allocation <br /> Not more than 5% of the land area in the Village Proper shall be designated for Townhouse Area <br />use. <br /> Townhouse Area lots shall have a lot frontage of 50 feet. <br /> A maximum of 12 lots may be combined for the purpose of constructing a single building containing <br />apartments. <br /> Setback requirements on combined lots shall be the same as for single lots. <br />Lots & <br />Buildings <br /> When attached, townhouses shall generally not comprise more than 15% of the street frontage in a <br />residential district. <br /> Buildings shall be set back either five feet or 15 feet from the front property line. <br /> The lot frontage shall have a masonry wall, wood fence or hedge, no less than 50% opaque, built <br />within five feet of the property line, and at least three feet in height. <br /> Buildings shall have no required setback from side property lines except on corner lots where the <br />side yard setback adjacent to the street shall be five feet. <br /> Building coverage may not exceed 70% of the lot area. <br /> Buildings may not exceed three stories in height. <br /> One outbuilding is permitted on each lot, provided its ground floor area does not exceed 450 square <br />feet, it does not to exceed two stories in height, and it is located within 30 feet of the rear property <br />line and at least four feet from one side property line. <br />Streets & <br />Alleys <br /> Lots shall front on a street with a maximum right-of-way width of 60 feet, consisting of at least two 12- <br />foot travel lanes, 8-foot parallel parking on both sides, and 6-foot sidewalks on both sides. <br /> Lots shall have their rear lot lines coinciding with the right-of-way of a 24-foot alley, containing a <br />pavement width of at least 12 feet if one-way or 16 feet if two-way. <br /> Provision shall be made for service delivery, utility poles (if any), and trash collection at the rear lot <br />line. <br /> Street trees shall be planted on both sides of the street at no more than 40-foot intervals. They shall <br />be deciduous and of varieties that obtain a mature height of at least 50 feet. <br />Parking <br /> The number of parking and loading spaces shall be provided in accordance with Section 6.9 of this <br />Ordinance. <br /> All off-street parking spaces shall be located to the rear of the building, with access through an alley <br />only. On-street parking shall be provided in parallel spaces. <br />RESIDENTIAL USE PROVISIONS <br />Land Use <br />Land designated for Residential Uses may be used for the following purposes: <br /> Detached single-family dwellings. <br /> Home occupations of a professional and/or office nature when located on the second floor of a <br />permitted outbuilding. <br /> An accessory residential apartment when located in a permitted outbuilding. <br />Land <br />Allocation <br /> At least 40% of the land area in the Village Proper shall be designated for House Area use. <br /> Densities within Residential Use areas should decrease as distance from the Village Center <br />increases. <br /> House Area lots shall have an average lot frontage of 75 feet. <br /> A maximum of two lots may be combined for the purpose of constructing a single building. <br /> Setback requirements on combined lots shall be the same as for single lots. <br />Lots & <br />Buildings <br /> Buildings shall be set back between 15 feet and 25 feet from the front property line. <br /> On at least 30% of all Residential Use area lots, the lot frontage shall have a masonry wall, wood <br />fence or hedge, no less than 50% opaque, built within five feet of the property line, and at least three <br />feet in height. <br /> Buildings shall be set back from the side property lines equivalent (in total) to no less than 20% <br />percent of the lot width. The entire setback may be allocated to one side. <br /> Buildings shall be set back no less than 30 feet from the rear property line. <br /> Building coverage may not exceed 50% of the lot area. <br /> Buildings may not exceed two stories in height. <br /> One outbuilding is permitted on each lot, provided its ground floor area does not exceed 450 square <br />feet, it does not to exceed two stories in height, and it is located at least four feet from one side <br />property line. There is no setback requirement for outbuildings from the rear property line. <br /> 207
