<br />Parking
<br /> The number of parking and loading spaces shall be provided in accordance with Section 6.9 of this
<br />Ordinance.
<br /> No fewer than 75% of the parking spaces shall be located to the rear of the building being served.
<br />The remaining spaces shall be accommodated in curbside parallel spaces and/or in side parking lots
<br />screened from the street.
<br />STOREFRONT USE PROVISIONS
<br />Land Use
<br />Land designated for Storefront Uses may be used for the following purposes:
<br /> Personal service shops, including, but not limited to, barber and beauty shops, tailors, shoe repair,
<br />dry cleaners, and similar uses.
<br /> Specialized retail stores, including, but not limited to, the sale of gifts, novelties, flowers, books,
<br />antiques, jewelry, apparel, toys and crafts, stationery, and similar uses. Corner groceries, general
<br />stores, hardware stores, and drug stores are also permitted.
<br /> Restaurants, excluding fast food and/or drive-in establishments.
<br /> Business and professional offices, including, but not limited to, real estate and insurance offices,
<br />travel agencies, medical and dental offices, opticians, banks and financial institutions (excluding
<br />drive-in windows), lawyers, engineers, and similar uses.
<br /> Studios for art, dance, music, and photography.
<br /> Accessory residential apartments built over stores and offices. Where provided, at least 25% of the
<br />floor area shall be designated for residential use.
<br />Land
<br />Allocation
<br /> Not more than 5% of the land area in the Village Proper shall be designated for Storefront Area use.
<br /> Storefront Area lots shall have a minimum lot frontage of 16 feet.
<br /> A maximum of five lots may be combined for the purpose of constructing a single building.
<br /> Setback requirements on combined lots shall be the same as for single lots.
<br />Lots &
<br />Buildings
<br /> Buildings lots shall have their front facade; e.g., building wall facing the street, built to within five feet
<br />of the front property line along at least 70% of the lot frontage.
<br /> The unbuilt portion of the lot frontage shall have a masonry wall or wood fence, no less than 75%
<br />opaque, built within five feet of the property line, and at least three feet in height.
<br /> Buildings shall have no setback from at least one side property line except on corner lots where the
<br />side yard setback adjacent to the street shall be five feet.
<br /> Building coverage may not exceed 70% of the lot area.
<br /> Buildings may not exceed three stories in height.
<br />Streets &
<br />Alleys
<br /> Lots shall front on a street with a maximum right-of-way width of 70 feet, consisting of at least two 12-
<br />foot travel lanes, 8-foot parallel parking on both sides, and 12-foot sidewalks on both sides.
<br /> Lots shall have their rear lot lines coinciding with the right-of-way of a 24-foot alley, containing a
<br />vehicular pavement width of at least 12 feet if one-way or 16 feet if two-way.
<br /> Street trees shall be planted on both sides of the street at no more than 40-foot intervals. They shall
<br />be deciduous and of varieties that obtain a mature height of at least 50 feet.
<br /> Provision shall be made for service delivery, utility poles (if any), and trash collection at the rear lot
<br />line.
<br />Parking

<br />TOWNHOUSE USE PROVISIONS
<br />Land Use
<br />Land designated for Townhouse Uses may be used for the following purposes:
<br /> Attached dwellings including townhouses and apartments.
<br /> Day care centers.
<br /> Bed and breakfast establishments.
<br /> Retirement centers.
<br /> Home occupations of a professional and/or office nature when located on the second floor of a
<br />permitted outbuilding.
<br /> An accessory residential apartment when located on the second floor of a permitted outbuilding.
