Article 7: Subdivisions <br /> Section 7.12: Flexible Developments <br /> <br /> <br />Orange County, North Carolina – Unified Development Ordinance Page 7-53 <br /> <br />(vii) The village proper may be composed of four uses: Storefront <br />Uses, Townhouse Uses, single-family detached Residential <br />Uses, and Workshop Uses. These uses and the standards <br />applicable to each are described in (3) below. <br />(b) Village Conservancy <br />The village conservancy is a continuous open space area surrounding <br />the village proper, representing the land from which dwellings have been <br />transferred to the village proper. <br />(i) In lieu of a continuous open space area, a village conservancy <br />may consist of open space and estate lots, provided all estate <br />lots meet the standards of (A) above. <br />(ii) Open space within the village conservancy shall consist of <br />designated Primary and/or Secondary Conservation Open Space <br />Areas. <br />(iii) The amount of land set aside as open space in the village <br />conservancy shall comprise at least 33% of the total land area in <br />the subdivision and shall be no less than 100 feet in width at any <br />place, except for short connecting links. <br />(iv) Primary and Secondary Conservation Open Space Areas within <br />the village conservancy shall be restricted from further <br />development through dedication to Orange County, another unit <br />of local government, the State of North Carolina, a private non- <br />profit land conservancy or a homeowners association, including <br />the recording of conservation easements. <br />(3) Village Development Standards <br />The specific standards applicable to the village proper and its component parts <br />are described in the following tables. <br />TABLE 7.1312.4.C.3: VILLAGE DEVELOPMENT STANDARDS <br />GENERAL PROVISIONS <br />Land Use <br /> Land within a village shall be available for uses as provided in this subsection (C). <br /> Mixed uses of buildings is encouraged in central areas of the Village Proper, and single-story, single- <br />use buildings are discouraged. <br />Land <br />Allocation <br /> Similar land use categories shall generally front across streets, and dissimilar categories may abut at <br />rear property lines. <br /> Corner lots which front on streets of dissimilar use categories shall be designated the category with <br />the greater intensity of use. <br />Lots & <br />Buildings <br /> Lot design and building placement within each area of the village proper should be varied to create a <br />distinct character, and permit a range of activities and intensities of use. <br /> All buildings, except outbuildings, shall have their main entrance opening to a street or square. <br /> Stoops, open colonnades, and open porches may encroach into the front yard setbacks. <br /> Buildings placed less than five feet from a side property line shall be windowless on those sides <br />(does not apply to front and back); provided, however, small ventilation windows and clerestory <br />windows are permitted. <br /> 204
