16 <br /> <br /> <br /> <br />I have also included a breakdown of each solar farm by number of adjoining parcels rather than acreage. <br />Using both factors provides a more complete picture of the neighboring properties. <br /> <br /> <br /> Both of the above charts show a marked residential and agricultural adjoining use for most solar farms. <br />Every single solar farm considered included an adjoining residential use except for one, which included an <br />adjoining residential/agricultural use. These comparable solar farms clearly support a compatibility with <br />adjoining residential uses along with agricultural uses. <br /> <br /> <br />IV. Specific Factors on Harmony of Use <br /> <br />I have completed a number of Impact Studies related to a variety of uses and I have found that the most <br />common areas for impact on adjoining values typically follow the following hierarchy with descending levels <br />of potential impact. I will discuss each of these categories and how they relate to a solar farm. <br /> <br />1. Hazardous material <br />2. Odor <br />3. Noise <br />4. Traffic <br />5. Stigma <br />6. Appearance <br /> <br />1. Hazardous material <br />The solar farm presents no potential hazardous waste byproduct as part of normal operation. Any fertilizer, <br />weed control, vehicular traffic, or construction will be significantly less than typically applied in a residential <br />development or even most agricultural uses. <br />The various solar farms that I have inspected and identified in the addenda have no known pending <br />environmental impacts associated with the development and operation. <br />2.
