Outreach: <br /> <br /> FISCAL IMPACT <br />Consideration and approval will not create the need for additional funding for the <br />provision of county services. Costs for the required legal advertisement will be paid <br />from FY2015-16 Departmental funds budgeted for this purpose. Existing Planning <br />staff included in the Departmental staffing budget will accomplish the work required <br />to process this amendment. <br />D. AMENDMENT IMPLICATIONS <br />Adoption of the proposed amendment will rename the existing O/I (Office/Institutional) <br />zoning district to O/RM (Office/Research and Manufacturing) zoning district, allow for <br />additional principal uses in the O/RM district, delete residential uses as a permitted use <br />in the O/RM zoning district, and create a new land use type, Research and <br />Manufacturing Facility. This amendment will allow for mixed use developments <br />comprised of office, research, and manufacturing to be permitted by right on a parcel <br />which will allow for a faster review process than would currently be required. <br />E. SPECIFIC AMENDMENT LANGUAGE <br />See Attachment 3 <br /> General Public: A public information meeting was held on April 20, 2016 at <br />the Efland-Cheeks Community Center from 6:00 p.m. to <br />7:30 p.m. to review the proposed amendments and accept <br />public comment. Mailings were sent to property owners in <br />the county who own property zoned as O/I <br />(Office/Institutional) to inform them of the proposed <br />amendment. An e-mail was sent to Efland-area residents <br />who have previously attended meetings and provided and <br />e-mail address. Additionally, the Efland-Mebane Small Area <br />Plan Implementation Focus Group was notified of the <br />meeting. Eleven people attended the meeting.
