Article 6: Development Standards <br /> Section 6.12: Signs <br /> <br /> <br />Orange County, North Carolina – Unified Development Ordinance Page 6-86 <br /> <br />6.12.11 Signs Permitted in All Zoning Districts27 Signs Permitted in Residential Zoning Districts <br />The following sign allotments shall be permitted within the zoning districts indicated, in <br />accordance with all other provisions of this Section and specific standards for each sign <br />established herein: <br />(A) Table of Allowable Sign Area – Residential Land Uses <br /> RB AR, R-1, R-2, R-3, <br />R-4, R-5, R-8, R-13 <br /> <br />MPD-CZ (Residential <br />Development Only) <br /> Cumulative <br />Allowable Sign <br />Area Per <br />Parcel for <br />Residential <br />land Uses <br /> <br />4864 <br />square feet 6472 square feet 140 square feet <br />Cumulative <br />Allowable Sign <br />Area Per <br />Parcel for <br />Allowable Non- <br />residential <br />Land Uses.28 <br /> <br />124 square <br />feet 140 square feet 200 square feet <br /> <br />(B) Specific Sign Standards <br />(1) No sign in a residential zoning districton property used to support a residential <br />land use shall be more than 12 square feet in area. <br />(2) There shall be no more than 6 signs allowed on a property either zoned or used <br />to support a residential land use. <br />(3) Signs shall be setback ten feet from all property lines or the edge of any existing <br />or projected street right-of-way. <br />(4) Signage for a non-residential land use or project located on residentially zoned <br />property shall comply with the requirements of Section 6.12.12 (B) (1) of this <br />Ordinance.29 <br />The following signs are permitted in all zoning districts with the issuance of a zoning compliance <br />permit, in accordance with the requirements of this Section and the additional standards for each <br />sign established herein:30 <br />(a) Permanent Identification Signs for Subdivisions, Multi-family Developments, <br />Mobile Home Parks, and Schools <br /> <br />27 After reviewing with the County Attorney’s office it has been determined this entire section is written from the  <br />standpoint of establishing regulations based on the ‘content’ of a sign.  This revised section will address allowable  <br />signage within residential zoning districts only. 28 In an effort to address the County attorney’s concerns over ensuring content neutral sign regulations we are  <br />proposing to establish cumulative  sign allotments for developments and/or projects within general use residential  <br />zoning districts.  <br />29 This language is intended to ensure signage for non‐residential projects complies with the general sign standards  <br />contained within the revised UDO.  <br />30 In consultation with the County Attorney all regulations currently contained within Section 6.12.11 Sign  <br />Standards for Specific Uses are content based regulations and illegal due to the recent US Supreme Court decision.   <br />As a result staff has deleted the existing language.  <br /> 40
