There is no advantage in <br />adding additional land use <br />categories. <br />Change portions of Economic <br />Development to Mixed Use - staff <br />is recommending this measure not <br />be pursued as the existing <br />categories fit the needs of the <br />area. There is no advantage in <br />adding additional land use <br />categories. <br />Apply Efland Transition Area <br />RReevaluate Watershed Critical <br />Area (Seven Mile Creek) and <br />amend if required - COMPLETE <br />Change Commercial/Industrial <br />Node to Economic Development - <br />staff is not recommending this <br />measure be pursued and the <br />requirements for the Economic <br />Development category are more <br />restrictive than the requirements <br />for CTAN/CITAN. Since the SAP <br />was adopted, additional CITAN <br />areas have been designated in the <br />planning area. <br />Delete Rural Neighborhood Node - <br />this had not been pursued <br />because of a focus on economic <br />development issues, but it can be <br />pursued in the future if desired. <br />Zoning Map and/or <br />text <br />Develop overlay plan and zoning <br />district to allow mixed uses along <br />US 70 - COMPLETE <br />Amend permitted use tables for <br />Eno EDD - This is a project that <br />could be pursued if review of the <br />existing zoning classifications <br />determines amendments area <br />necessary. <br />Create REDA conditional zoning <br />district and guidelines - <br />COMPLETE <br />Add Mixed Use land use category - <br />staff is recommending this <br />measure not be pursued as the <br />existing categories fit the needs of <br />the area. There is no advantage in <br />adding additional land use or <br />zoning categories. <br />Coordinate zoning text changes <br />with the City of Durham - This will <br />be done if changes are pursued. <br />Amend ordinances to prescribe <br />sustainable sustainable <br />groundwater use standards - <br />groundwater concerns are <br />addressed/included in the REDA <br />conditional zoning district. <br /> 103
