The proposed subdivision is located at the intersection on Erwin Road and 22 <br />Whitefield Road in Chapel Hill Township. 23 <br /> 24 <br /> Presenter: Michael Harvey, Current Planning Supervisor 25 <br /> 26 <br />Michael Harvey: Reviewed abstract. 27 <br /> 28 <br />Craig Benedict: To conceptionalize the difference between a conventional subdivision and this flexible 29 <br />conservation cluster. The conventional would give you 19 2.5 acre lots. The flexible with give you 19 1.2 30 <br />acre lots and 21 acres of open space. Everyone living within the project would have a share of this 31 <br />common open space. This is the tendency over the last 10 years for people to have a smaller lot to have 32 <br />the extra space for common open space. 33 <br /> 34 <br />Tom Heffner: My name is Tom Heffner and I am the developer of Henderson Woods. I have done a 35 <br />number of subdivisions in the area, Creekwood, Northfield, etc. I felt it was more desirable to have open 36 <br />space rather than larger lots. We came in with a plan, got comments from staff and made modifications, 37 <br />had the neighborhood information meeting, listened to their comments and input, made revisions to the 38 <br />proposal based on those comments. Talked to NCDOT and made their modifications. We believe this 39 <br />proposal captures most concerns and represents a reasonable project for the area. 40 <br /> 41 <br />Pete Hallenbeck: The existing road that comes through and Michael said you can’t get rid of the right of 42 <br />way but it would be limited to the occupants of technically the people in this subdivision couldn’t use that 43 <br />road to get out onto Erwin. 44 <br /> 45 <br />Tom Heffner: NCDOT has been explicit in saying they didn’t want that to become a secondary entrance 46 <br />because that road is so close to a signalized intersection. We would pave that road and put a gate on it so 47 <br />the folks who have a right to use it could open the gate to use it. 48 <br /> 49 <br />Andrea Rohrbacher: What about delivery trucks? 50 <br />Attachment 4 49
