b. Land Use Goal 2: Land uses that are appropriate to on-site environmental <br />conditions and features and that protect natural resources, cultural resources, and <br />community character. <br />c. Land Use Goal 3: A variety of land uses that are coordinated within a program <br />and pattern that limits sprawl, preserves community and rural character, minimizes <br />land use conflicts, supported by an efficient and balanced transportation system. <br />4. Staff has determined that the proposed subdivision is consistent with the provisions and <br />goals of the Joint Planning Land Use Plan and Joint Planning Agreement. <br />FINANCIAL IMPACT: Staff has determined the project would not require augmentation of <br />County budgetary outlays to support services and that anticipated revenues from property taxes <br />should supplement increases in cost. <br /> <br />RECOMMENDATION: The Planning Director recommends the Board: <br />1. Receive the Preliminary Plat application for the Henderson Woods Subdivision, <br />2. Discuss the proposal, and <br />3. Recommend approval of the Preliminary Plat as submitted. <br /> 23
