Who We Are <br />Hart’s Mill is being self-developed by a group of local people who will live here. We <br />range in age from 20’s to 70’s. What we have in common is a desire to live simply in <br />an old-fashioned neighborhood where people actually know each other and do things <br />together. We also value self-reliance and want to raise some of our food on the land. <br />The Land <br />The property is currently owned by Alana (Settle) Ennis; it has been in her family for <br />more than 60 years. When we started talking with Alana about building here, she told <br />us how important it is to her for the most of the land to remain in farming, timber and <br />conservation. That’s one of the reasons that our homes will be clustered on a small <br />area of the land. About 85% of the land will be permanently left in open space. <br />The Village <br />Most of our homes will be small privately-owned single family and duplex houses <br />ranging in size from about 600 sf to 1800 sf. We will also have a common house for <br />activities, as well as one or two shared homes for those who want to downsize at <br />different stages of life. At most, there will be 30 housing units in the village. <br />A unique feature of Hart’s Mill is that there will be no traffic on our main street! <br />Except for moving vans and emergency vehicles, the street will be used only for <br />walking, strolling, running, playing, and socializing. Traffic and parking will be kept to <br />the northern edge of the village. <br />Here are a few other facts about Hart’s Mill: <br />No houses or farm operations will be visible from Frazier Rd <br />Solar panels will be used to produce electricity (also not visible from the street) <br />Many of us plan to work from home or on the land, reducing the need to drive <br />There will be small arts and crafts studios for use by residents <br />The Farm & Woodlands <br />We plan a mix of fruit/nut trees, berries and vegetables along with a small number of <br />pastured cows and sheep…and of course, some chickens. We expect to partner with <br />one or more local farmers to help us manage the operation. Most of the food <br />produced will be for our own use. There will be no sales of farm products on site. <br />Farm structures will include a barn, garage, workshop, greenhouse, and sheds. We <br />are also allowing for up to two farmhouse residences separate from the village, as <br />well as a future building for an office, workshops and meetings. <br />As those of you who have been down to McGowan Creek know, this place is beaver <br />heaven! The streambeds and most of the woodlands will be permanently protected <br />conservation areas with hiking trails. <br />55
