These examples are drawn from other communities and include: habitually barking or howling <br />dogs; glaring light; noisy or smoky vehicles; unlicensed off-road motor vehicles; or activities that <br />interfere with television/radio reception or block solar access. <br /> <br />No Hazardous Activities. No activity shall be conducted on any portion of The Property which is or might <br />be unsafe or hazardous to any person or property. Without limiting the generality of the foregoing, no <br />open fires shall be lighted or permitted on any portion of the Property except in a contained space while <br />attended and in use for recreational and/or cooking purposes or within a fireplace designed to prevent <br />the dispersal of burning embers. <br /> <br /> <br />ANIMALS <br />Household Pets. The Land Use Committee guides its actions and decisions in matters of pets and <br />animals with an intent to integrate animals into the community and onto The Property in a way that is <br />aligned with the Association's goals and purposes that respects the Property and preserves its wild <br />inhabitants and its natural or landscaped state. The intent of the Land Use Committee and this <br />Paragraph is not to prevent any Owner from having an animal but rather to monitor the number and <br />kinds of animals and their impact and compatibility with The Property and the community on an ongoing <br />basis. <br /> <br />The Land use Committee must be notified of any animal kept on the Property. Animals must be <br />approved in writing by the Land Use Committee. The only exceptions to these are animals such as birds, <br />fish or reptiles that are kept within an Owner's Dwelling Unit that have no outside needs or use. <br />Any animal that needs the Common Areas for housing such as horses, goats, chickens requires that the <br />Owner submit plans for the animal's care and maintenance for written approval by the Land Use <br />Committee before the animal can be brought onto the Property. Animals (except wild) shall not be <br />allowed to run at large within the Property but at all times shall be under the control of the owner or the <br />Association member responsible for their care. Any animals on the Property shall be cared for and their <br />living area maintained so they are healthy, not neglected in any way, and do not become a nuisance to <br />others. All household pet litter in the Common Areas shall be cleaned up immediately by the owner or <br />caretaker in charge at the time. Animal living areas shall be maintained so that they do not become an <br />odorous or visual nuisance. <br /> <br />Animals belonging to or being cared for by any Owner or his or her Guests within the Property must <br />abide by the provisions stated herein. <br /> <br /> <br />MAINTENANCE <br />Maintenance of the Common Areas. The Association shall provide for the repair, maintenance and/or <br />replacement of the Common Areas located within the Property. Without limiting the generality of the <br />foregoing and by way of illustration, the Association shall keep the Common Areas safe, attractive, <br />clean, functional and in good repair and may make necessary or desirable alterations or improvements <br />thereon. <br /> <br />No planting or gardening shall be done, and no fences, hedges or walls shall be erected upon said <br />Common Areas to benefit a Dwelling Unit, except such as are installed in accordance with the initial <br />21
