Garbage, Trash and Recycling. All trash, rubbish, garbage, or other waste materials shall be kept in an <br />appropriate sanitary, enclosed container on the Owner's Yard or in the approved recycling, composting <br />and/or trash collection areas. The Community Association will provide for trash collection, recycling, and <br />composting for the Property. No scrap or refuse such as lumber, trimmings from shrubs and trees, <br />metals, bulk materials, or any kind of trash or waste material shall be kept, stored, or allowed to <br />accumulate on any portion of The Property or upon any Owner's Yard except within approved enclosed <br />structures or appropriately screened areas identified by the Land Use Committee. <br /> <br />The intent of the restrictions stated herein is to stay aligned with the ecological and energy goals and <br />purposes of the community and land, and to avoid unsanitary, unsightly, or offensive conditions that <br />might be a detriment to the Property, the people on the Property, and adjacent land and peoples. Each <br />Owner shall keep his or her Yard at all times in a neat and clean condition. <br /> <br /> <br />VEHICLES AND ACCESS <br />Vehicular Parking and Storage. No vehicle, house trailer, camping trailer, camper, camper shells, boat <br />trailer, hauling trailer, boat or boat accessories, truck larger than 3/4 ton, recreational vehicle or <br />equipment, or commercial vehicle may be parked or stored anywhere within the Property except on <br />designated parking spaces or at places defined by the Land Use Committee. <br /> <br />No household shall park more than the designated vehicles per household on the Property without prior <br />written permission by the Land Use Committee. <br /> <br />Parking is allowed only in the designated parking areas and car shelters. No parking is allowed on <br />landscaped areas, Common Areas, pedestrian ways, or access roads. <br /> <br />Vehicle Maintenance and Storage. All vehicle maintenance activities must occur within the auto <br />workshop or parking areas. No abandoned, unlicensed, wrecked or inoperable vehicle of any kind shall <br />be stored or parked within the Property except in garages or except in emergencies. <br /> <br />Pedestrian Ways. Pedestrian ways are intended for vehicular use only in rare situations when direct <br />access is required by emergency, utility, and maintenance vehicles and moving vans. At no time can the <br />pedestrian ways be obstructed in any way. It is the intent of the Association and these covenants that <br />the pedestrian ways be used exclusively by people on foot and non-motorized or very small electric <br />vehicles such as bicycles, strollers, wheelchairs and golf carts. <br /> <br />Emergency Easements. A nonexclusive easement for ingress and egress is hereby granted to all police, <br />sheriff, fire protection, ambulance, and other similar emergency agencies or persons, now or hereafter <br />servicing the Property, to enter upon any part of The Property in the performance of their duties. <br /> <br /> <br />ACTIVITIES <br />Actions upon the Property. No noxious or offensive activity shall be conducted upon the Property or <br />any part thereof, nor shall anything be done or maintained thereon which may be or become an <br />annoyance or nuisance to the neighborhood or which does not reflect the goals and values of the <br />Community Association.
