Staff Comment. This review will begin at the May 7, 2014 Planning Board <br />meeting. <br />• Fourth Action – The BOCC reviews and take action on the Preliminary Plat <br />application. <br />• Fifth Action – Once all construction activities have been completed, or appropriate <br />bonds have been approved, staff will sign off and allow the recordation of a Final <br />Plat allowing for the individual lots to be created. <br /> <br />Proposal: The petitioner has submitted a Major Subdivision Preliminary Plat application package, <br />consistent with the approved Concept Plan, proposing to develop a Conservation Cluster Flexible <br />Development Subdivision with 20 single-family residential lots at a density of 1 dwelling unit per <br />every 5 acres of land area with approximately 38 acres of dedicated open space. <br /> <br />The following modification(s) have been made to the Preliminary Plat application in an effort to <br />address staff, Planning Board, and adjacent property owner comments associated with the approved <br />Concept Plan: <br /> <br />i. A Pedestrian Open Space Access (POSA) has been added between lot(s) 17 and 18 <br />with 6,374 sq. ft. of accessible space. <br />ii. The applicant has added a 6’ wide natural walking trail within POSA and Secondary <br />Open Space (south side of stream). <br />iii. Additional information has been provided about the proposed recreation area denoted <br />on the preliminary plat. <br />iv. The applicant indicates they will make a payment in lieu the County addressing <br />recreation requirements for the project in accordance with Section 7.11.3 of the UDO. <br />v. The required stream buffer has been properly denoted on the preliminary plat. <br />vi. Open space has been increased by 2.28 acres. <br /> <br />As previously indicated the applicant has decided to submit a conservation cluster flexible <br />development layout with proposed lots adhering to the 1 acre lot size and proposing approximately <br />36.25 acres of open space.
