<br />District Section 3.5 of the UDO - Purpose <br />Statements for ‘Industrial Districts’ <br />Section 3.5 of the UDO – <br />Minimum Lot Size <br />Allowable Land Use <br />Categories for districts – <br />per Comprehensive Plan <br />(Refer to Attachment 2) <br /> <br />Light Industrial <br />(I-1) <br /> <br />… provide appropriately located and sized <br />sites for limited industrial uses engaged in <br />manufacturing, processing, creating and <br />assembling of goods, merchandise or <br />equipment. Performance standards will be <br />used to insure the absence of adverse <br />impacts beyond the immediate space <br />occupied by the building. <br /> <br />80,000 square feet (outside <br />of a Commercial Industrial <br />Transition Activity Node) <br />20,000 square feet (inside a <br />Commercial Industrial <br />Transition Activity Node) <br />Required lot size shall be <br />appropriate to the method <br />of water supply and sewage <br />disposal and applicable <br />ratio standards (i.e. floor <br />area ratio, open space, <br />etc.) <br /> <br />Commercial-Industrial <br />Transition Activity Node <br />Rural Industrial Activity <br />Node <br />Medium <br />Industrial (I-2) <br /> <br />… provide locations for enterprises engaged <br />in manufacturing, processing, creating, <br />repairing, renovating, painting, cleaning, and <br />assembling of goods, merchandise or <br />equipment. Performance <br />standards will be used to insure the <br />absences of adverse impacts beyond the <br />zoning district boundary. <br /> <br />20,000 square feet – <br />required lot size shall also <br />be based on compliance <br />with applicable ratio <br />standards (i.e. floor area <br />ratio, open space, etc.) <br /> <br />Commercial-Industrial <br />Transition Activity Node <br /> <br />Existing <br />Industrial (EI) <br />… provide a district to be used only during <br />the application of zoning, to previously <br />unzoned townships to accommodate existing <br />industrial uses not located in areas <br />designated as Industrial Transition Activity <br />Node or Rural Industrial Activity Node by the <br />adopted Comprehensive Plan. <br /> <br />80,000 square feet <br /> <br />Not specifically tied to a <br />Land Use Category – <br />allowed wherever existing <br />industrial operations were <br />located during imposition of <br />zoning <br />36
