Zoning District Chart <br /> <br /> <br />PURPOSE: To make a recommendation to the BOCC on an owner-initiated general rezoning <br />petition in accordance with the provisions of the Unified Development Ordinance (UDO). <br /> <br />BACKGROUND: This item was presented at the September 9, 2013 Quarterly Public Hearing <br />where staff indicated Ms. Maria Keizer and Mr. Ronald Keizer had petitioned to rezone 2 parcels <br />of property totaling approximately 16.1 acres in area (PINs 9844-87-7368 and 9844-86-7573): <br />FROM: Rural Residential (R-1) <br />TO: Light Industrial (I-1). <br />Please refer to Attachment 1 for a vicinity map denoting the subject parcels. <br /> <br />Public Hearing: As indicated during the public hearing the Keizer’s have made an offer to <br />purchase the properties in an effort to expand their existing non-residential operation located at <br />3604 Southern Drive (PIN 9844-86-5155). They believe the request represents a logical <br />extension of the existing I-1 zoning district and will allow for the expansion of an existing <br />industrial operation consistent with the various policies of the adopted 2030 Comprehensive <br />Plan. If approved, the applicants plan to re-combine these 2 properties with their parcel at 3604 <br />Southern Drive to create a single, I-1 zoned, parcel. <br /> <br />During the hearing the following questions were asked: <br />1. A BOCC member asked staff to clarify the intent and purpose of the Commercial <br />Industrial Transition Activity Node (hereafter ‘the Node’). <br />23
