I have been in the development business in Orange County 32 <br />for about 30 years. I developed the Northfield of Creekwood and Woodkirk Subdivision on Highway 86. This 33 <br />property belongs to an LLC, the heirs of Charles Johnston. . The Johnston Family has owned property in this area 34 <br />since the 1750s. They were one of the original in Orange County to receive a land grant from King George II in 1752. 35 <br />I was honored to develop Creekwood property and in conjunction we were able to set aside Johnston Mill Nature 36 <br />Preserve with Triangle Land Conservancy. Some of the family had a desire to keep their land in Orange County. 37 <br />Our goal, as developers, was to find a plan that made good use of the property as a residential development but also 38 <br />was sensitive to the creek and existing wild life. We feel we have done that with the flexible concept plan we have 39 <br />submitted. Drainage is an issue so I have Tim McAvinney from Earth Centric Engineers in Mebane. There are not 40 <br />trails at this time but based on discussions there is some interest in developing the trail system. We have also 41 <br />provided an internal easement. Earth Centric met with Chuck Edwards (District Engineer) in looking at those street 42 <br />locations and DOT advised us that the locations are acceptable to them. We would like to have a lower posted 43 <br />speed limit. 44 <br /> 45 <br />Alan Campbell: Do you have a homeowner’s association? 46 <br /> 47 <br />Tom Heffner: Yes. The HOA will be I charge of the open space. 48 <br /> 49 <br />Lisa Stuckey: It sounded like the folks advocating for a conventional plan were worried about septic field sufficiency. 50 <br /> 51 <br />Tom Heffner: That was the health department. The area set aside for the septic field is the same in both fields.
