Excerpt of Approved Minutes from the <br />November 7, 2012 Planning Board <br />Meeting <br /> <br /> <br />PURPOSE: To review and make a recommendation to the BOCC on a Major Subdivision <br />Preliminary Plat application in accordance with the provisions of Section 2.15 and Article 7 <br />Subdivisions of the Unified Development Ordinance (UDO) for the Annandale at Creek Wood project <br />off of Whitfield Road. <br /> <br />BACKGROUND: The Planning Board reviewed a Concept Plan for the subdivision at its November <br />7, 2012 regular meeting. Agenda materials for this meeting can be viewed utilizing the following link: <br />http://orangecountync.gov/planning/documents/NovPBPacket.pdf. Minutes from the meeting are <br />contained within Attachment 5. <br /> <br />Development Process, Schedule, and Action: In accordance with Section 2.15 of the UDO, <br />the review of a major subdivision is as follows: <br />• FIRST ACTION – Submission of a concept plan application containing a proposed <br />layout for the project based on a ‘conventional’ and ‘flexible’ development option. <br />STAFF COMMENT: As indicated at the November 7, 2012 Planning Board <br />meeting a complete concept plan application was submitted. <br />• SECOND ACTION – Planning staff schedules a Neighborhood Information Meeting <br />to invite property owners within 500 feet of the subject property to view the proposal. <br /> STAFF COMMENT: Staff held the required meeting on October 15, 2012. <br />• THIRD ACTION – The Planning Board shall review and make a recommendation on <br />the Concept Plan Application making a decision on whether the proposed <br />development should proceed as a ‘conventional’ or ‘flexible’ development. <br />STAFF COMMENT: At its November 7, 2012 regular meeting the Board voted <br />unanimously to approve the flexible development option for Annandale at Creek <br />Wood.
