Is this facility harmonious, does it maintain public health and <br />the third thing is does it maintain or enhance the value of the surrounding neighborhood and that is basically what you are <br />report is focused on , the impact on the value of the property? <br /> <br />Vic Knight: At least the potential impact, yes. <br /> <br />Rob Maitland: To put it in laymen’s terms, you are trying to find as close as you can, similar data to bring to this situation, so <br />that we can get some kind of gauge of the impact a kennel like this might have on the surrounding neighbors? <br /> <br />Vic Knight: Correct. <br /> <br />Rob Maitland: You just said there was a dog kennel that is located in the rural buffer zone in Orange County but you didn’t <br />use that one. <br /> <br />Vic Knight: Correct. <br /> <br />Rob Maitland: Because there was not enough data to support any findings? <br /> <br />Vic Knight: That is correct. <br /> <br />Rob Maitland: Wouldn’t you say that Paws and Claws kennel we are talking about is probably more closely situated to the <br />proposed Lonsway than the one you picked, Sunny Acres Pet Resort? <br /> <br />Vic Knight: It may be in the rural buffer but the methodology that is use is that you have to go out and discover information <br />out there that would generate sufficient sales to give you a credible conclusion. If there are no sales, then any conclusion <br />you would generate would not be as credible as a location where such information is much more readily available. <br /> <br />Rob Maitland: If I could show there was no data available, there is no way you could make your report, is that correct? If <br />there was no relevant market data for you to work with by definition there is no way you could do a report? <br /> <br />Vic Knight: You could do a report. <br /> <br />Rob Maitland: It just would not be worth anything? <br />
