Approved 3113117 <br />1 David Smith: I would think the larger lots would have a lesser impact because there's more <br />2 between the property and the tower. <br />3 <br />4 John Price: You mean in terms of the square foot? <br />5 <br />6 David Smith: If you have a 2 -acre lot, you've got a lot more trees and screen than a half acre lot <br />7 would. So I would think that the half acre lot would be impacted more. <br />8 <br />9 John Price: Wouldn't you also think that someone who's paying a higher price for a property that's <br />10 located in a community like that is going to be... that the impact of a visible cell tower in that area <br />11 is going to be greater than it would be in other communities? <br />12 <br />13 David Smith: I don't think cell towers impact any properties. <br />14 <br />15 John Price: I understand that's your opinion... On page 8 of your report you state that the area, <br />16 and you're referring to the Clearwater Lake area, it's popular and property values should increase <br />17 at a rate greater than inflation. Why is that? <br />18 <br />19 David Smith: Just the overall Orange County is more popular than the country in general and <br />20 property values increase. <br />21 <br />22 John Price: So you were referring to Orange County as opposed to the property contiguous to <br />23 where the cell tower's going to be constructed? <br />24 <br />25 David Smith: Yes ..... all of Orange County. <br />26 <br />27 John Price: How about the propert contiguous to where the cell tower's going to be? <br />28 <br />29 David Smith: Yes, I think it would increase higher than inflation. <br />30 <br />31 John Price: Am I also correct that the opinion that you expressed in your report that the presence <br />32 of the cell tower will maintain or enhance the value of contiguous properties is based solely on the <br />33 data you collected with respect to the selling prices of homes in these other locations? <br />34 <br />35 David Smith: Yes. <br />36 <br />37 John Price: And nothing else? <br />38 <br />OC Board of Adjustment — 12/12/16 Page 31 of 156 <br />
