So your opinion was that the erection of a cell phone tower adjacent to a 20 <br />subject property would create a loss of twelve percent? Is that correct? 21 <br /> 22 <br />Michael Ogburn: So what we found was then those properties that were most immediately 23 <br />adjacent to the cell phone tower in Cobble Ridge were twelve percent smaller than the median 24 <br />size of houses sold the same price per foot. Therefore the conclusion would be that there was an 25 <br />adverse effect there and if you do the math it probably works out to be somewhere in the 26 <br />neighborhood about ten percent as compared to the entire neighborhood. If you then compare 27 <br />Cobble Ridge to the neighborhood across the street that does not have the cell phone tower that 28 <br />differential was twelve percent. 29 <br /> 30 <br />Laura Goode: And you state in your report that as such it would my opinion that the erection of a 31 <br />cell phone tower adjacent to the subject property would create a loss of twelve percent? 32 <br /> 33 <br />Michael Ogburn: Yes. 34 <br /> 35 <br />Laura Goode: Ok. But this property, Owen Gwen’s property, is not adjacent to the proposed tower 36 <br />property, is that correct? 37 <br /> 38 <br />Michael Ogburn: Yes. 39 <br /> 40 <br />Laura Goode: And in fact there are approximately five properties in between Mr. Gwen’s property 41 <br />and the subject property, and I’ll show you on the map of this. 42 <br /> 43 <br />Michael Ogburn: Ok….
