We got that. 4 <br /> 5 <br />John Price: In your opinion does the potential value on property value if construction of the cell 6 <br />tower is here vary depending upon the particular nature and character of the surrounding 7 <br />community, home size, lot size, terrain? 8 <br /> 9 <br />Michael Ogburn: I would believe it would seem reasonable that in a more urban locale you’re 10 <br />going to have more towers and all of that, it’s going to be part of the infrastructure…. I’m not 11 <br />saying it would have an impact but it would be part of the landscape, as it were. As you get 12 <br />suburban you’re going to see very few, and they’re mostly going to be centered on major 13 <br />thoroughfares close to some type of commercial development. Then when you get into a more 14 <br />rural locale you don’t expect to see them hardly at all, I mean, it’s very unusual. 15 <br /> 16 <br />John Price: Do you know what county Cobble Ridge and Sunset Ridge are located in? 17 <br /> 18 <br />Michael Ogburn: Yes sir. They’re both in Wake County. 19 <br /> 20 <br />John Price: Are those developments zoned rural buffer? 21 <br /> 22 <br />Michael Ogburn: No sir. 23 <br /> 24 <br />John Price: Do you know what zoning category in Wake County would correspond to rural buffer? 25 <br /> 26 <br />Michael Ogburn: The closest that we have, we don’t have a rural buffer, the closest were be 27 <br />R80W, that would be the largest site required to build a single-family dwelling. 28 <br /> 29 <br />John Price: Are either Cobble Ridge or Sunset Ridge zoned R80W? 30 <br /> 31 <br />Michael Ogburn: No, sir. 32 <br />John Price: Are you familiar with and have you reviewed the Dove Field LLC property in relation of 33 <br />that property the proposed cell tower? 34 <br /> 35 <br />Michael Ogburn: Yes sir. 36 <br /> 37 <br />John Price: Based upon the appraisal you performed for Mr. Gwen, in your experience, do you 38 <br />have an opinion as to whether the values of the Dove Field property, including the home occupied 39 <br />by Evan and Erin Gwen, the 40-acre home site adjacent to the cell tower location, a 100-acre 40 <br />home site looking down on the proposed cell tower will or will not be impacted by the 41 <br />construction? 42 <br /> 43 <br />Michael Ogburn: So we would anticipate that closer proximity will adversely affect the values of 44 <br />those properties also. 45 <br /> 46 <br />John Price: And with respect to those properties would it also be in your opinion the same as 47 <br />before that the impact will vary depending upon proximity and visibility of the tower somewhere 48 <br />between 12-20%? 49 <br /> 50 <br />91
