I <br />c. EAST: The intersection of Morrow Mill and Millikan Road(s); <br />Single- family residences, undeveloped property, and agricultural <br />operation(s) on lots ranging from 2 acres to greater than 10 acres in <br />area zoned AR. <br />d. WEST: Single- family residences on lots greater than 10 acres <br />zoned AR. <br />Proposal: As detailed within Attachment 2, the applicant proposes to develop /operate a <br />camp /retreat center, specifically The Barn of Chapel Hill Event Center, on a 21.9 acre parcel of <br />property, further identified utilizing Orange County parcel Identification Number (PIN) 9729 -50- <br />7168, within the Bingham Township. <br />The applicant wishes provide a special events center supporting the holding of weddings, <br />corporate retreats, and other similar activities. Events will be held within a 4,200 square foot <br />19th century barn, being relocated from Marcey New York, with accommodations for <br />approximately 250 seats. The project will include parking and other related infrastructure to <br />support the anticipated events. <br />Primary access to the proposed facility shall be through a driveway with direct access onto <br />Morrow Mill Road. The applicant is also proposing a secondary driveway off of Millikan Road <br />intended for use in support of delivery/vendor vehicles and emergency vehicular <br />ingress /egress. <br />ORDINANCE REQUIREMENTS: <br />A "Retreat Center" is defined within Article 10 Definitions of the UDO as: <br />A new or existing facility operated by a corporation or association of persons or <br />churches for social and recreational purposes. A retreat center may be owned by <br />a profit or not - for - profit corporation. <br />A "Camp" is defined within Article 10 Definitions of the UDO as: <br />A recreation use which may include locations for tents, cabins, or other recreational <br />sleeping structures, but would not include mobile homes or recreation vehicles. A camp <br />may be owned by a profit or not -for profit corporation. <br />Section 5.1.2 Table of Permitted Uses of the LIDO combines a camp and retreat center into the <br />same land use category, which is a permitted use of property within the AR general use zoning <br />districts subject to the issuance of a SUP. <br />Standards governing the development of a camp /retreat, as detailed in Section 5.7.4 of the <br />LIDO, are as follows: <br />Standards for Class B Special Use Permit: <br />(1) Submittal Requirements In addition to the information required by Section 2.7, the <br />following shall be submitted as part of the application: <br />(a) A site plan prepared in accordance with Section 2.5, also showing the following <br />(existing or proposed): <br />(i) Buildings, <br />
