2 <br />Consultants(s): Tim Smith, PE <br />Phil Post & Associates <br />401 Providence Road, Suite 200 <br />Raleigh, NC 27514 <br />Location: Southeast of the intersection of Morrow Mill Road (SR 1958) and Millikan <br />Road (SR 1959) in the Bingham Township of Orange County. Please refer to <br />Attachment 1 for a map of the parcel. <br />Parcel Information: a. PIN: 9729 -50 -7168. <br />b. Size of parcel: 21.987 acres. <br />c. Zoning of parcel: Agricultural Residential (AR). <br />d. Township: Bingham. <br />e. Future Land Use Map Designation: Agricultural Residential. <br />f. Growth Management- System Designation: Rural Designated. <br />g. Existing Conditions /Physical Features: The property is <br />largely wooded with a mix of native hardwood and evergreen <br />trees. <br />The property has relatively slight topography throughout. There <br />is a portion of an off -site connected water body (pond) in the <br />south east corner of the property next to the properties Millikan <br />Road frontage. <br />There are no existing structures on the property. <br />The owner has obtained a USDA Farm number and has <br />indicated that the property will also serve as a flower farm. <br />h. Roads: Public access for proposed development would be via a <br />private drive off of Morrow Mill Road (SR 1958). <br />A second service access drive (for staff and emergency <br />services) is proposed via Millikan Road (SR 1959). <br />i. Water and Sewer Service: The property is not located within a <br />primary utility service area. Any development on the property <br />would be served via private septic and well systems. <br />Surrounding Land Uses: a. NORTH: Morrow Mill Road (SR 1958); Single- family residences, <br />undeveloped property, and agricultural operation(s) on lots greater <br />than 10 acres in area zoned AR. <br />b. SOUTH: Millikan Road (SR 1959); Single- family residences, <br />undeveloped property, and agricultural operation(s) on lots ranging <br />from 2 acres to greater than 10 acres in area, all zoned AR. <br />
