4141 Parklake Avenue Raleigh, NC 27603 <br /> Suite 200 <br />Raleigh, NC 27612 <br />Location: 5022 Kerley Road (SR 1717) near the border with Durham County. <br />Please refer to Attachment 1 for a map of the parcel. <br />Parcel Information: a.PIN: 0801-15-4533. <br />b.Size of parcel: 5.8 acres. <br />c.Zoning of parcel: The property is zoned Rural Buffer (RB). <br />d.Township: Chapel Hill. <br />e.Future Land Use Map Designation: Rural Buffer. <br />f.Growth Management System Designation: Rural. <br />g.Existing Conditions/Physical Features: The property has <br />some existing vegetation, primarily clustered along existing <br />property lines. The majority of the parcel has been cleared for <br />use as horse pasture. <br />The property has relatively flat topography throughout. There <br />are no streams and/or other waterbodies located on the <br />property. <br />The development of the proposed telecommunications facility <br />shall not impact the existing single-family residential land use or <br />the ability of the property owner to continue to have horses. An <br />existing shed/barn will have to be moved from the tower fall zone <br />area as detailed on the submitted site plan. <br />h.Roads: The proposed telecommunication facility shall be <br />access via a proposed driveway off of Mt. Sinai Road (SR 1718). <br />i.Water and Sewer Service: The property is not located within a <br />primary utility service area. The location of a telecommunication <br />facility on the property will not require the development of utility <br />infrastructure (i.e. well and/or septic). <br />Surrounding Land Uses: a.NORTH: Single-family residences on lots ranging in size from 1.5 to <br />8.9 acres in area all zoned RB; <br />b.SOUTH: A nursing home facility located within Durham County’s <br />Planning Jurisdiction, undeveloped property approximately 5 acres <br />in area zoned RB; <br />c.EAST : Kerley Road (SR 1717); property used to support a farm <br />operation and a school located within Durham County’s Planning <br />Jurisdiction; <br />d.WEST: Single-family residences on lots ranging in size from 1 to 2 <br />acres in area all zoned RB; <br />Proposal: In accordance with: <br />•Section(s) 2.7 Special Uses, <br />53
