Staff would like to make the following general comments and requests for clarification on the <br />site plan submittal as well: <br />1. On the application for site plan review it is unclear if there will be any new proposed <br />buildings. It appears that there are nine (9) existing structures on the property. You list on <br />the application under proposed structures that there will be an additional three (3) <br />research and six (6) storage buildings. <br />On the draft site plan submitted it appears that there are three 100 -ton package chillers <br />proposed to be placed outside the Bingham 3 building. <br />Structures similar to these and any new buildings will need to be identified on the formal <br />application submittal. Please clarify on your application and submitted site plan the <br />number of existing proposed structures subject to review and approval by the County. <br />2.' You state on your draft application submittal that an estimate of traffic generation is not <br />applicable, however for an application to be complete under current regulations this <br />information is required. <br />It appears that the number of employees has changed since 2006 from thirty -five (35) <br />employees, as listed on the approved site plan, to ten (10) employees as denoted on the <br />2011 draft site plan submittal. <br />All employees, deliveries, student, researcher use of the facility will generate traffic. <br />Please include a note on the site plan indicating the number of employees so that Staff <br />can determine the parking requirements. <br />For your reference the Orange County Unified Development Ordinance was adopted on <br />April 5, 2011, and can be found on the Planning and Inspections website: <br />http: / /www co orange nc us /planning /Ordinances.asp <br />Staff looks forward to receiving your complete site plan application for review and <br />processing.
